The Tennessee Department of Property Assessments with the Perry County Property Assessors office has completed the 2026 state mandatory periodic property reappraisal, pursuant to Tennessee Code §§ 67-5-1601

NEW Property value notice will be Mailed out MAY 6th 2026

The Perry County Property Assessor along with representatives from the State of Tennessee will hold value hearings May 11th-15th 2026 9am-4pm in the Assessor’s office in the Basement of the Courthouse.

We realize Perry County has seen a large influx of new residents in the past five years and may not understand what or why we have a Reappraisal. Simply put, a County must do a Mass Reappraisal every 4-5 years to bring Property Values up to the current average price.

The main question most new residents will have is:

How will my new property value affect my Property Tax Bill?

In the State of Tennessee under Tennessee Law a county cannot profit from its Countywide Reappraisal. When a County Reappraises it will receive a new Certified Tax Rate from the State of Tennessee. Meaning during reappraisal, if the average value increase is 40% then the Tax Rate is lowered to meet that percentage.

For a further legal explanation see: "Truth-in-Taxation" laws (T.C.A. § 67-5-1701).

Should I appear at the Reappraisal hearings? Sure, if you feel there has been an error in your assessment and especially if you notice a typo on your Notice let us know so that we may make a change and check your Deed. Also realize this is a MASS Reappraisal if you feel your property has a determent or advantage that makes your land or home value less or above average this is the time to come in and speak with us about that. If you have a recent independent appraisal and it greatly differs from your new County assessment, we will be happy to look at it and make appropriate adjustments.

Thank You,

Brett Skelton

Perry County Property Assessor
